The condominius are completely independent. The financial management policy for each condominium is determined at the General Meeting of the respective condominiums. The Conduct Board of Condominiums is responsible for the implementation of the adopted financial policy.
The distribution of the costs between the condominiums related to the operation and maintenance of the internal space of the complex is made on the basis of the total built-up area of the respective condominium.
This distribution excludes business premises and offices.
The ownership interest of each condominium in the costs of operating and maintaining the internal space is:
- А: 11,63% on the base of 1609,58 sq.m.
- Б: 23,24% on the base of 3215,62 sq.m.
- В: 19,32% on the base of 2673,82 sq.m.
- Г: 12,30% on the base of 1701,45 sq.m.
- Д: 14,90% on the base of 2061,70 sq.m.
- Е: 18,61% on the base of 2575,35 sq.m.
The cost of operating and maintaining the interior space is related to:
- Salary of manciple
- Hygiene
- Repairs
- Electricity and Water
- Tools and gardening equipment
You can ask your Chairman of the Management Board for the costs incurred and their value.
All decisions for regular or incidental expenses are taken unanimously at a meeting of the presidents of the condominium and the financial possibilities of the complex are taken into account.
The underground garage is operated and maintained by a fee collected by car park owners and garages. Fees are collected from the condominium to which the respective garages and parking spaces belong.
Charges collected for the garage are allocated at 2/3 for operating costs and 1/3 for repairs.
The operating and maintenance fee for a garage or parking space is 15 leva per month.
The fee includes payments for electricity, hygiene, lighting and automation, maintenance of the fire alarm system, maintenance of the ventilation system, maintenance of the entry system, maintenance of the garage doors.
In order to increase the safety and the identification of vehicles to avoide the improper use of the garage, the commissioning of a specialized garage gantry system is forthcoming.
